It shouts of being a connection issue.  The remote mail server 
connects on a TCP/IP level but then never issues any commands to try 
and send the mail to the server and then disconnects (or times out).

You could check any firewalls between the two servers.  As this is 
only happening for one site I would suggest the problem is with the 
remote site more than the server itself.

Is it mail coming from one location to the server or multiple places?

Perhaps an anti-spam measure?  Have you changed any of the sendmail 
settings such as "greet_pause"?
